Retta Management Launches an AI-Powered Real-Time Pricing Solution for Rental Apartments

A new AI-powered pricing model calculates a market-specific rent for each apartment every night. The solution supports collaboration between brokers and portfolio managers by providing accurate and up-to-date rent recommendations, enabling faster responses to market changes. The tool will be launched in December 2025.

Retta Management is introducing a real-time pricing model that transforms the way rental prices are determined and managed. Developed in collaboration with Vincit, a digital business expert company, the machine learning model automatically generates a daily price recommendation for each apartment. The up-to-date market pricing helps portfolio managers, rental agents, and customer managers at Retta Management in their daily work.

Clear Interface and Real-Time Price Recommendations

Traditionally, rental pricing has been done annually based on broker assessments and owner investment calculations. Now, prices can be reviewed more frequently, even if major adjustments are still made once a year. The machine learning model’s recommended price can be accepted as is or used as a basis for decision-making.

The pricing tool’s interface enables smooth communication about pricing decisions and helps build a shared understanding — without the need for emails. Previously, data had to be collected from multiple sources; now the interface brings everything together in one place.

The pricing model was designed to perform reliably even with limited data, utilizing both Retta Management’s internal data and external market data. The service creates real added value for property owners: pricing becomes easier and more accurate, returns improve, and the impact of human error decreases,” says Anna Ruutiainen, Project Manager at Vincit.

Jussi Lindholm, Director, Residential Leasing at Retta Management, believes that around 80% of price recommendations can already be fully automated. The model performs particularly well in areas where there is a large amount of data about apartment locations and characteristics.

In addition, the system can send automated alerts, for example, when there are major deviations from the market price, supporting portfolio managers in their final decision-making,” Lindholm notes.

Leveraging Data with the Latest Technologies

The intelligent pricing model will enter its pilot phase in December 2025, with broader deployment planned for early 2026. The solution is part of Retta Management’s wider digital development program, aimed at strengthening competitiveness, improving customer experience, and easing employees’ daily workload. The new tools make work more flexible and efficient, while maintaining a central human role in decision-making.
